Can a limited company get a buy-to-let mortgage?

Yes. Limited company buy-to-let mortgages let you hold investment property through a company rather than personally, which many landlords do for tax and structuring reasons. Yes, and it has become a common way for landlords to hold investment property. A limited company buy-to-let mortgage lets a company, often a special purpose vehicle set up for the purpose, own and borrow against rental property rather than the individual holding it personally.

A few things to know:

  • It is assessed on the rental income. Lenders focus on whether the property’s rent comfortably covers the mortgage, alongside the company and director details.
  • Landlords use it for structuring reasons. Holding property through a company can change how income and gains are treated, which is why many portfolio landlords do it. The specifics are a matter for your accountant or tax adviser, not something we advise on.
  • The company structure matters. Lenders generally prefer a clean, property-focused company, which is why SPVs are common.
